Can This Home Adapt to Your Future Needs?

When visiting a property, it's important to think beyond the upgrades and ask yourself if this floor plan will still suit your needs five, 10, even 20 years from now. Needs change with age, or when multigenerational families come together, or even if a loved one finds that stairs are just too much to tackle on a daily basis. Will this place allow for easy aging in place? Can the square footage be stretched to accommodate a new addition to the family? Can the home be easily modified to meet changing accessibility needs?

Why Main-Level Living Matters

A bedroom and bath on the main floor don't just benefit empty nesters or aging parents. Many people find that the second they've settled into a new home, they wish they had a main-level alternative in the likely event that stairs become too much to contend with at some point in the future. In the meantime, many buyers simply can't envision life without stairs and may have difficulty making that adjustment when the time comes. If the home you're considering doesn't include a main-level bedroom and bath option, ask your agent to what extent these could be added on down the road.

Flexible Square Footage Adds Value

Rooms that serve multiple purposes tend to be far more valuable as time goes on. How much are you really willing to pay for a den that only functions as a home office? Will that same den become a nursery or a bedroom for visiting family in the years to come? Wider doorways, lever door handles instead of doorknobs, and an overall lack of restrictive, right-angled furniture placement all contribute to a home's ability to age gracefully. These are all details that may get overlooked in the day-to-day rush of showing homes.

Small Details, Long-Term Impact

A curbless shower, grab bars, and slip-resistant tile flooring near the front door may seem like relatively small details on their own, but when viewed as a whole, they begin to tell the story of a home designed for life, not just for the buyer. The fact that there are built-in grab bars, rather than ones added later, can speak to how thoughtfully the home was originally designed. Likewise, slip-resistant tiles aren't typically installed in new construction as a matter of course. Not one of these details should necessarily detract from the value of a given home, but all contribute to a buyer's overall perception of the property's future viability.

Flexibility Helps Resale Value

Your future self will almost certainly thank you for the foresight, but even if you should never need to sell, it's important to remember that the needs of the next owner may change substantially from your own.

No house is completely perfect, and that's okay. The trick is to find the house that lets you change and grow with the times, rather than the other way around.
