Why Commute Times Matter More Than You Think

Commute time is one of those things buyers tend to round down in their heads.

Forty minutes becomes "about half an hour." A route with three bad intersections becomes "not too bad." A home that's farther out starts to feel reasonable after you've seen the kitchen, the yard, or the extra bedroom you didn't think you could afford.

That doesn't mean buyers are careless. It just means the home itself is easier to judge than the routine that comes with it. You can stand in a living room and know whether the space feels right. It's harder to know how you'll feel six months later, making the same drive in traffic after a long day.

Commute time matters because it becomes part of the home, even though it happens outside the front door.

The Route Matters More Than the Mileage

Two homes can be the same distance from work and offer completely different daily experiences. One drive may be steady and predictable. The other may depend on a crowded exit ramp, a long school-zone backup, a train crossing, or one turn everyone in the neighborhood seems to need at the same time.

That's why mileage alone doesn't tell you enough. A short drive can still feel draining if it's full of stops, delays, and awkward timing. A longer drive can feel easier if it moves well and fits your schedule.

Before deciding a commute is workable, look at the parts of the trip that usually cause trouble. Is there more than one way out? Does the route change in rain or snow? Does it rely on one highway, bridge, tunnel, or main road? Those details may not sound exciting, but they often become the things people talk about after they move.

A Showing Doesn't Recreate a Weekday

Most showings happen when buyers can get there. That may mean a weekend, an evening after the worst traffic has passed, or a quiet stretch of the day when the route feels easier than usual.

That timing can give a false sense of convenience.

A home may be easy to reach at 2 p.m. on Saturday and much less enjoyable at 7:45 on Monday morning. The same is true for the trip home, especially if errands, school pickup, or parking are part of the routine. Buyers using public transportation have a different version of the same issue: A route that works well at peak times may be far less convenient later at night or on weekends.

It's worth testing the commute the way you would actually use it. Not because the route has to be perfect, but because surprises feel different after closing.

Work Isn't Always the Trip That Wears You Down

Work usually gets most of the attention because it's easy to measure. The smaller trips are easier to overlook, even though they can shape the day just as much.

Think about where you go in a normal week. School, child care, groceries, medical appointments, the gym, a parent's house, pet care, practices, lessons, or the one store you always seem to need at the last minute. A home can be close to the office and still sit awkwardly outside the rest of your life.

None of these issues automatically make a home the wrong choice. They just deserve to be part of the decision.

The Tradeoff Has to Be Honest

A longer commute can absolutely be worth it. Some buyers would rather have more space, a larger yard, more privacy, or a quieter street, even if it means spending more time on the road. For others, those extra minutes would wear thin quickly.

The shortest commute isn't always the best one. The best one is the route that still feels reasonable when life is busy, weather is annoying, and the week has already asked enough of you.
